FAQ – Property Owners / Sellers

What initial documents are required to sell my property?

To begin, we need the title deed and the building permit (for any constructed property such as a house or apartment), and a topographic plan for plots or land. If required, an Energy Performance Certificate. Additionally, the cadastral registration and the E9 form.

What other documents are required for the final contract?

Your assigned Agent will provide a full and up‑to‑date list of all required documents and will help you gather them quickly. On our “Sell With Us” page, you can download the free “Seller’s Guide” (only in Greek) which includes not only the documentation checklist but also valuable advice for a successful sale.

What is your commission?

Our commission is your investment in a completely safe, guaranteed, structured, and fast process, something very few can provide. Before discussing numbers, it’s important to understand that you are not simply paying for an advertisement (which you could post yourself), but for years of expertise ensuring the best possible deal. Our commission is freely agreed upon with you in writing and reflects the value and quality of the service provided. Our minimum fee is: Property Sale: €2.500 + VAT. Property Rental: One month’s rent + VAT.

I found another “agent” with no commission or lower fees. Why?

In 99% of cases, the person presenting themselves as an “agent” without charging a fee is not a licensed professional. You should not work with them, as you risk financial damage. All legitimate professionals charge for their services. If our fee seems high, test how much an amateur will eventually cost you.

How do I identify a Professional Real Estate Agent?

Ask for their professional license and GEMI registration number. If they don’t have these documents or claim they “forgot” them, be extremely cautious. Request their business card and research them online. Ask what actions they will take for your property and what their plan is. If they cannot clearly explain when and how your property will sell, it’s best to look elsewhere.

When do I pay you?

We are paid based on results, unless otherwise agreed. Payment is made upon signing the contract (or preliminary agreement) via bank transfer, bank check, or card. See more details on our Payments & Escrow page.

Do I also pay VAT? Others don’t ask for it.

VAT is always paid by the recipient of the service and is mandatory. Those who do not charge VAT are not legitimate agents and likely do not issue receipts. Avoid them. Working exclusively with us will secure not only our commission cost but also additional financial benefit compared to what the “others” would achieve.

Why do you request an Exclusive Assignment?

Since the 2012 legal reform, our company works exclusively with sellers and landlords. It is the safest and most effective method to receive high‑level service, the best price, and the shortest time on market. Only with exclusivity can we provide financial and legal guarantees.

What do I gain from exclusive collaboration?

You gain time, money, safety, and peace of mind. We sell at a higher price in less time. As escrow agents, we can compensate you with 50% of the agreed guarantee if the buyer withdraws due to their own fault. Additionally, we provide free legal protection if needed.

Why not assign my property to many agents?

Because it does not increase your chances. Exclusivity gives you a dedicated Professional Advisor who invests time and money in your property. Over‑exposure reduces value and creates price inconsistencies in the market. It is proven that multiple agents do not bring more buyers, only confusion.

Will many agents bring many “interested buyers”?

No. The buyer pool for each property category is fixed. Our job is to target the right buyers. Showing your property to “wanderers” who are not real buyers wastes time and reduces your security. Statistics: 9 out of 10 will not even submit an offer.

Can you achieve the price I want?

If the price is within the range of current market value, yes. If it is outside market reality, we will not take the listing. No one will achieve it, and anyone claiming otherwise is misleading you.

Why not sell on my own?

You can. But most private sellers lose more money than they think they save by avoiding a commission. Expertise always pays off.

Why not sell privately and through you simultaneously?

Parallel selling creates legal risks, pricing inconsistencies, and negotiation weaknesses. If different prices appear in the market, buyers lose trust and push the price downward. Exclusive Assignment provides a single, controlled, safe negotiation channel.

The price you suggested is lower than what I want. Why?

We have no incentive to undervalue your property, our commission increases with your selling price. We monitor market data daily and provide an accurate valuation based on real comparable sales, demand, competition and your property’s characteristics. Your listing has maximum momentum in the first 30–60 days; pricing it incorrectly “burns” the property.

Other agents said I can sell for more. Why?

Either they do not know the market or they want to “win” your listing with unrealistic promises. We are paid only when a sale is completed, not per assignment. Many non‑professionals promise higher prices just to fill their portfolio with unsold listings.

What happens with offers?

We are ethically required to present all official written offers including buyer details and payment method. You decide whether to accept. Our role is advisory.

If I accept an offer, what are my obligations?

A signed acceptance is binding. If you withdraw for any reason or a legal/technical issue prevents the sale, you must compensate both the buyer and our agency. Minimum compensation equals our agreed commission.

When must I prepare my documents?

Ideally immediately. Delays reduce negotiation power. A property that can be sold “tomorrow” always commands a better price than one requiring months of document preparation.

How much will document collection cost?

It depends on legal/technical issues. If the property is up to date with the Electronic Building Identity, costs are minimal. Energy Certificate cost starts at ~€80. Any other costs depend on necessary corrections confirmed by your engineer.

I live in the property I’m selling. Is it a problem?

Not ideal, but common. Exclusivity ensures organized viewings, controlled access, and minimal disruption. You should not be present during showings; it creates discomfort for buyers and reduces perceived value.

The property is rented. Is it a problem?

Depends on whether the buyer wants to use it immediately. Lease terms and tenant cooperation must be reviewed. Proper notice may be required.

How is “closing” completed?

You sign the Offer Acceptance. The buyer deposits the minimum required earnest money (usually equal to the commission) with our office under escrow. We deliver the title documents for legal checks. If the buyer withdraws without valid reason, the earnest money is split 50/50 between you and our agency.

I want to receive the deposit directly.

This is not recommended and creates buyer uncertainty. Escrow ensures fairness and security for both parties. If you need a larger advance, a notarized preliminary agreement is required, with its cost borne by the requesting party.

I’m not sure about my property. What should I do?

Tell us everything you know so we can perform legal and technical checks. Most issues can be resolved within weeks.

My property is in poor condition. What should I do?

We advise you on cost‑effective improvements. Minor repairs may significantly increase value. Full renovations are generally not recommended.

I have debts. Can I still sell?

Yes, but we must plan accordingly. Debt amount and repayment method must be assessed. We will advise whether a lawyer or accountant is needed.

Can you guarantee the sale?

Services cannot be “guaranteed.” What guarantees our performance is our reputation, reviews, and success rate (97%). If we doubt the feasibility of your sale, we will tell you upfront.

I only want a valuation. What is the cost?

A reliable initial valuation (95% accuracy) requiring on‑site inspection starts at €25 + VAT. A detailed written appraisal starts at €250 + VAT.

FAQ – Property Buyers

What is your commission?

Our minimum fee for property purchases is €2.500 + VAT. For rentals, one month’s rent + VAT.

Is there a fee for property viewings?

If applicable, it will be stated in the listing or communicated to you. For exclusive listings within Attica, there is usually no viewing fee.

Why should I pay a commission? I just saw an ad online.

Accessing property listings does not remove the obligation to pay a commission. Someone invested time, effort, and money to prepare, verify, photograph, and advertise the property. Browsing listings is free for you only because we cover the cost.

What is the viewing process?

Simple and pleasant. Before the appointment, your Agent will confirm the meeting point. Before entering the property, you sign the Viewing Agreement and present photo ID. Ideally, all decision‑makers should attend.

Can I have the address to view it externally?

Yes. You must email us your ID and a document showing your tax number. We will send you a digital Viewing Agreement for electronic signature through gov.gr. After receiving the signed form, we send the exact address.

Can I see the property again?

Of course. Multiple visits are standard for major purchases.

May I bring my engineer or friends?

Yes, within reason, up to 4 - 5 people.

I like the property and want to buy it. What is the process?

You submit a written offer including payment method. We forward it to the seller and relay their response. If accepted, the seller signs a binding acceptance with a cancellation clause for your protection. You then sign an Earnest Money Agreement and deposit the earnest money with our office under escrow.

I don’t want to pay a deposit.

Without commitment, there is no agreement.

I want to check documents before paying a deposit.

Unless the seller explicitly agrees, we cannot provide title documents before the agreement is secured. Your lawyer/engineer may independently carry out their checks through public authorities.

No other agent has asked me for a deposit.

Every professional chooses their procedures. Our method has been in place since 2013 with excellent results and full safety for all parties.

My lawyer advised against giving a deposit.

Some lawyers adopt an overly cautious stance, often to justify their fee. Once they see our structured process and escrow protection, they typically agree.

I fear losing my money.

Our Escrow Agreement specifies in bold that if any legal or technical issue arises during your due diligence, your money is refunded in full plus an additional 50% compensation. You are completely protected.

Have you checked the property yourselves?

We conduct a basic legal and technical review using the documents provided by the seller. Any inconsistencies are disclosed to both parties. Most minor issues are corrected within weeks.

Is the property ready for sale?

Usually documentation requires a few weeks. Some properties can transfer immediately. We keep you updated throughout.

What if the notary finds a last‑minute issue?

Rare, because all issues are disclosed early. If the sale fails due to the seller’s fault, you receive a full refund of your deposit plus agreed compensation (usually 50% of the deposit).

Can you find the property I want?

Yes, if it exists, we will find it. You must spend about an hour with your Agent to define your criteria. After ~10 days, we present suitable options.

Do I need to pay upfront for property search?

Yes, because customized property search requires time and resources. The amount you pay is later deducted from our commission. Minimum example cost: €150 + VAT for 2 - 3 property findings within Attica.

Why do you ask many questions on the phone?

This is not interrogation, it is necessary to understand your needs and assist you properly. If you prefer, you may arrange an in‑office or online appointment.

Why do you refuse to show me a specific property?

We never refuse arbitrarily. If a property is outside your budget, does not match your needs, or the seller’s terms are incompatible (e.g., no loans accepted), a viewing would waste your time. Our goal is to guide you to properties that truly fit you.

Why do you ask for financial information?

Required by anti‑money‑laundering regulations in specific cases, especially for high‑value properties or certain payment methods.

What additional costs apply when buying property?

Should I take a mortgage?

What does a real estate agent do?

One thing is certain: an agent’s job is not simply “showing homes.” It involves far more than can be described in a few sentences. What are the legal requirements for practicing as a licensed real estate agent?

Law 4072/2012 (Government Gazette A’ 86 – 11/04/2012), articles 197–204, defines the legal requirements and regulates issues concerning the profession. You will find detailed information on our Career in Real Estate page.

What essential qualities do I need?

Beyond formal legal requirements, certain personal qualities are critical for success:
1. A desire to build something of your own and work independently, 2. Self‑motivation and willingness to learn and grow, 3. Entrepreneurial mindset, as this is not a typical 9–5 job, 4. Ability to invest time and money into your business, 5. Appreciation of the real‑estate‑agent lifestyle.

Do I need to open a “freelancer” business?

If you feel hesitant or are attached to the mindset of salaried employment, this profession may not be suitable for you.

Do I have to pay social insurance?

As with all self‑employed professionals, you are responsible for your insurance and pension contributions. For the first five years, the cost is low, about €140 per month. Real estate is so rewarding that this expense is negligible compared to your potential income.

I can’t afford these expenses in the beginning. What should I do?

Gather a small starting capital, around €3.000 is usually enough to operate your business for more than six months. This is typically sufficient time to begin generating income if you work seriously and consistently.

I really want this career but cannot save money to start. What should I do?

If this is truly your calling, you will find a way. If you can find money for vacations or a new smartphone, you can certainly find supporters willing to back your first six months, such as parents, relatives, friends.

What if I have no one to support me financially? Can you help?

Under very strict conditions, yes. If you are prepared to commit to specific obligations, schedule a meeting with us.

I want to work as a salaried employee with a monthly paycheck.

By law, real estate agents are independent professionals registered with GEMI. Even if we wanted to, we cannot hire you as a salaried agent. The nature of the profession is incompatible with a fixed 9-5 structure. If you want stable salaried employment, consider another field where demand is high and wages are rising.

I’ve seen job ads offering a salary for “agents.” I’ll go there instead.

You may, but be aware of the consequences. Things are rarely as simple as presented. Do not expect a high salary just to “show properties.” It is a criminal offense to act as an agent without a license.

Can I try it “just to see if it fits me”?

If you are unsure it suits you, it probably doesn’t. Our website provides extensive information that will help you understand whether this profession truly aligns with your personality and expectations.

I like it and I can do it, but I only want to work part‑time.

No problem. If you meet the legal requirements, we can include you in our part‑time track, which has lighter financial and production obligations. However, the time, energy, and money you invest must reflect your income expectations.

I am retired and have plenty of free time. Can I do it?

Yes, you can. Just be aware that your pension may be slightly reduced.

I am receiving unemployment benefits. Can I do it?

Yes. However, your unemployment benefits will stop once you register your business activity.

I don’t want my pension reduced or my benefits stopped. What can I do?

Nothing. The law is clear.

I know people doing this without a license. How do they do it?

Illegally. They are called “para‑agents.” Consequences can be severe, including imprisonment. Do not consider it. You risk harming not only yourself and your family but also your clients.

A very large agency didn’t mention anything about licensing. Why?

Regardless of whether you work for a large firm, a small local office, or independently, the law does not differentiate. Thinking you are “covered” by a company is a mistake.

I’m a “Real Estate Consultant,” not an agent. So I’m fine?

The title “Real Estate Consultant” is a Greek invention not used internationally. It was created to “cover” those performing brokerage activities without being licensed. You may self‑identify as you wish, but the law has a different view.

Do you provide training? Is it mandatory? Is there a cost?

Do you provide any “guarantee” that I will succeed?

Can I build my own team?

Absolutely. We encourage and support team building. We can train you to build and manage your team. As a Team Leader, you set your team’s commission structure and receive a share of their production.

Do you offer a signing bonus for joining?

Professionalism, ethics, honesty, and commitment to high level service matter most to us. Portfolio size is evaluated but not critical. If you meet the above criteria, you may receive either a one‑time signing bonus for transferring selected exclusive listings, or exceptionally high commission splits (up to 80%). Non exclusive properties cannot be transferred.

Can you advance me commissions?

Only under very strict conditions. A visible six month production potential is required, based on your existing portfolio. Without a portfolio, no advance is possible. We do not finance portfolio creation.
