Home inspection for buyers
Our experienced team of professional engineers undertakes the review and full technical inspection of the property you want to buy. It is very important to know from the beginning the actual condition of the property, in order to calculate any additional costs that will be required for repairs, or necessary improvements.
A technical inspection by a qualified engineer is essential in the most important purchase of your life. Only an experienced “eye” can detect hidden defects or damages and advise you on the actions that need to be taken to finally have a fully functional and safe home, that will house your family and your dreams. Never skip the technical inspection, as the cost is minimal compared to the benefits you will gain instantly and in the future.
Common questions about home inspection
How much does it cost to settle an arbitrary property?
The cost of rectification is broken down into the final fine, which will be calculated using the TEE information system, and the engineer's fee. The amount of the fine depends on many factors, such as the category of the violation, the zone price, the percentage of any excesses, etc. The engineer's fee is freely determined after agreement with you, but to give you an idea of the order of magnitude, our minimum fee for a simple case of a semi-open space starts at 300,00 € + VAT, provided that all the necessary plans/documents are available.
How much does the Electronic Property Identity cost?
Provided that there are no irregularities with the property, or they have already been settled and all the necessary documents are immediately available from the owner, the cost starts at 300,00 € + VAT. Our office also undertakes the collection/issuance of all necessary supporting documents if they are not available, based on the engineer's working hours and at a cost of 75,00 €/hour.
How much does the Energy Certificate cost?
Depending on the type of property and its surface area, the cost of issuing an energy performance certificate starts at 60,00 € + VAT. Please note that in order to start promoting/advertising your property for sale/rent, it is mandatory to issue the certificate in accordance with Greek Laws 4122/2013 and 4865/2020.
Can I first "close" the deal and then issue all the necessary documents and certificates?
Theoretically yes, practically no. As mentioned in the previous frequently asked question, the issuance of an energy certificate is required by law in order to begin marketing/advertising a property. In addition, the lack of a complete technical (and legal) file for the property for sale is a serious disadvantage, degrades its value, and discourages potential buyers who only want "clean" and not "complicated" properties, for which there is no guarantee or timetable for their sale.
How much does a technical inspection of a house cost?
Provided that a technical file is available, the cost starts at 250,00 € + VAT for a typical apartment up to 100 m2 and increases accordingly for larger areas and/or types of properties. The price refers to inspections carried out within the metropolitan area of Athens and increases accordingly depending on the distance and travel time to and from the property.
