What is a real estate agent and what is their role?

A Real Estate Agent is the strategic partner and advisor who bridges the gap that exists, by definition, between buyers and sellers, tenants and landlords. They are not simply a salesperson or middleman. Their main responsibilities include property valuation, promotion and advertising, negotiating prices and terms of agreements, as well as active coordination and advisory support throughout the process. The importance of the real estate profession is enormous, as a competent agent ensures transparency, security, and efficiency in transactions, protecting the interests of all parties involved and contributing to the smooth functioning of the real estate market.

More specifically, a Real Estate Agent is a licensed professional who, upon receiving a written authorization, undertakes to represent and mediate in the conclusion of real estate purchase, sale, or lease agreements in exchange for a pre-agreed commission. His (her) main activity is to bring the interested parties into contact and complete the transaction. It is important to distinguish the Real Estate Agent from other professionals in the field, such as the lawyer who deals with legal issues relating to real estate, the engineer who performs technical inspections of properties and issues certificates, or the certified appraiser who provides official appraisals.

The Real Estate Agent can and should work closely with these professionals, but always maintains their distinct role as the main coordinator and mediator in real estate transactions. However, today’s professional agent, if he wants to be truly top-notch and provide corresponding services to their clients, must have legal, technical, appraisal, and financial knowledge.

Required Qualifications & Conditions for a Real Estate Agent License

In order to work as a Real Estate Agent, the following conditions must be met by the interested natural person:

  1. Be a Greek citizen or a citizen of a Member State of the European Union or a Member State of the European Economic Area (EEA). Third-country citizens must have a residence and work permit in Greece or a residence permit for independent economic activity.
  2. You must not have been convicted of a felony or misdemeanor for the offenses of theft, extortion, fraud, embezzlement, forgery or misuse of stamps, breach of trust, perjury, fraudulent bankruptcy, defrauding creditors, usury, issuing a bad check, or any of the crimes related to currency.
  3. Not have been subject to total or partial, depriving or auxiliary judicial assistance.
  4. Have a high school diploma or equivalent from a foreign school.

Procedure for Obtaining a Real Estate Agent License

The Real Estate Agent License is issued by the competent Professional Chamber for each region, which for Athens is the EEA.

The interested party submits the necessary documents and certificates to the chamber, namely:

  1. Identity card or passport, if they are a Greek citizen or a citizen of a Member State of the European Union or a Member State of the EEA, or, if they are a third-country national, a residence and work permit in Greece or a residence permit for independent economic activity.
  2. A solemn declaration that they have not been convicted of specific offences.
  3. A certificate confirming that they have not been subject to judicial assistance.
  4. High school diploma or equivalent from a foreign school.

After checking that everything is in order, the Chamber of Commerce will register them in its records and in the General Commercial Registry (GEMI). This is followed by the commencement of activity in the AADE with the basic activity number 68.31.1, while others related to the subject matter may be added, e.g., real estate appraisal.

Cost of a Real Estate Agent License

The cost of obtaining a real estate agent license and starting a career in real estate is very low. We are referring to individuals and sole proprietorships.

  • Chamber of Commerce (EEA) membership fee: €20.00
  • Registration with the General Commercial Registry (GEMI): €30.00
  • Registration with the Independent Authority for Public Revenue (AADE): Free
  • Optional registration with a real estate association: ~ €40.00
