What are the requirements for obtaining a mortgage loan?
You must be over 18 years of age. 2. At the end of the loan term, you must not be over 75 years of age (if this is the case, you will need to provide a guarantor who meets this requirement). 3. Your income must be sufficient to cover the monthly installment you will have to pay (minus any other amounts/installments you may already be paying). 4. You must offer the Bank some form of collateral, usually the property to be purchased, or a cash or securities pledge, or a third-party guarantor. 5. You must have at least 20% of the value of the property and, in addition, the property purchase costs, as in most cases banks finance up to 80% of the value. 6. You must have a reliable financial profile, which will be checked in terms of your consistency in paying other obligations to the state, private individuals, credit cards, etc.
What documents are required to apply for a mortgage loan?
The necessary supporting documents are as follows: 1. Police ID or passport, 2. Last year's ENFIA, 3. Income tax clearance certificate for the last 2 years, 4. Proof of salary or pension (for employees or pensioners), 5. E3 for the last 3 years and periodic VAT returns (for freelancers) or E3 and Form N for the last 3 years (for companies). All of the above documents are readily available, either through your accountant or by downloading them yourself from the AADE platform. Depending on the amount of the loan requested, the bank may request additional information.
What is the best repayment period for my mortgage?
As is easy to understand, a long repayment period will result in low monthly installments, but you will pay more interest over time. If you choose a short repayment period, you will pay less interest, but the monthly installment will be higher. Therefore, you should choose a repayment period that is long enough to allow you to make your payments comfortably, but also long enough to allow you to cope with an increase in interest rates or a loss of part of your income in the event of unforeseen circumstances.
For which properties is a mortgage loan granted?
A mortgage loan may be granted in the following cases: 1. For the purchase of a residence. 2. For the purchase of land and the construction or completion of a home. 3.
